1. We are pleased to accept a booking but require a deposit within 7 days as confirmation.

2. A deposit of 25% of the total cost of the rental is required to secure the booking.

3. The balance payment can be made on arrival. We can only accept cash.

4. Rental starts at 3pm on the arrival date and ends at 10.00am on the departure date booked, unless otherwise agreed in advance.

5. Electricity and heating are included in the rental

6. The property must be left in the same condition as it was received on arrival. If the property is left excessively dirty the hirer is responsible for £50 additional cleaning costs.

7. The property is strictly non-smoking.

8. Use of Wi-Fi. Wi-Fi is available free of charge but there is no guarantee that it is always available.  You are fully responsible for your activities and your own security and privacy whilst using this service.

9. The tenants occupy the property entirely at their own risk and the owner cannot be held responsible for any accident, injury or loss to the renting party or their property, occurring in the property however caused.

10. Cancellation by Guest: once you have booked your holiday, our agreement with you is a legal contract. If you cannot go on holiday and the cottage cannot be re-let, you are liable to pay for the booking in full, even if you cancel before paying the balance. If we are successful in re-letting the cottage for the same period, we will refund any such rentals received less your deposit. For these reasons we strongly recommend that you take out cancellation insurance for your holiday. Refunds will be made by cheque and will be net of any fees or costs incurred in making the refund. The time of cancellation shall be that at which the owner receives notice of the cancellation however delivered not that at which the notice is sent.

11. Cancellation by Us: should it be necessary for us to cancel a booking we will contact you immediately. Any payments will be refunded in full. No further liability can be assumed by the owner beyond this amount, or in respect of any other costs incurred by the tenant as a result of cancellation.
